Our client had lived in his property for a few years and decided that he’d want to have a bit more of a positive cash flow. He also wasn’t sure whether or not to sell the property or rent it out. We sat down with him over coffee and explained to him the consequences of each decision from a loan perspective, and showed him some likely repayment figures should he decide to go ahead with the re-finance. He was able to then use that information to come to the decision that he wanted to keep the property as an investment, and refinance at a lower rate, interest only.
We proceeded with the application only to hit a road block with the original lender, due to the valuation of the property coming in lower than expected. As we already had all the information on the client at hand, we were able to quickly shift to another lender who’s valuation came in more in-line with the client’s thoughts and we were able to get the deal done.
The end result is that the loan is now property structured for Investment purposes and the client has a bit more of a positive cash flow at the end of each month.
